What do commercial properties sell for in Tampa, FL?
Lee & Associates' Q2 2026 reports, give three sale benchmarks, and each covers a different area, so they should not be read as one Tampa number. For industrial space, the report on the Tampa Bay market shows a sale price of $121.00 per square foot and a cap rate of 7.43%.[11] For office space, the report shows $211.00 per square foot and a cap rate of 8.60%, and its footnote says the office inventory represents the Downtown Tampa, South Tampa and Westshore submarkets.[9] For retail, the Tampa Bay report describes average sale pricing holding at $270 per square foot and cap rates near 6.7%.[10]
None of these is a quote for a building. If you are pricing a purchase, ask for the closed sales of buildings like the one you are considering, and ask whether a cap rate you are shown rests on rent in place or on projected rent.
| Property type | Area the report covers | Sale price per sq ft | Cap rate |
|---|---|---|---|
| Industrial | Tampa Bay market | $121.00 | 7.43% |
| Office | Downtown Tampa, South Tampa and Westshore submarkets | $211.00 | 8.60% |
| Retail | Tampa Bay market | About $270 | Near 6.7% |
What taxes and recording steps come with buying commercial property in Tampa?
Florida's documentary stamp tax statute sets the tax at 70 cents on each $100 of the consideration.[1] The same statute reaches some entity transfers: where an interest in a conduit entity is transferred for consideration within 3 years of the conveyance to that entity, tax is imposed on each such transfer at 70 cents for each $100 or fraction thereof of the consideration paid.[1]
In Hillsborough County, the Clerk of Court's Recording Department records, indexes and archives the documents that make up the county's Official Records. It also collects money for documentary stamp taxes, intangible taxes and recording fees.[2] The Clerk says approximately 25 million documents have been recorded since 1846 and 2,000 new documents are recorded each day. As of January 1, 2024, certain documents presented for recording require two witnesses, along with the name of each witness.[2]
What this means: if you plan to buy through an entity, or to buy an entity that owns the building, ask a Florida real estate attorney and a tax professional whether the conduit-entity rule applies, and ask the closing agent who pays each recording charge. This page does not compute a tax for any deal.
Who owns a commercial property in Tampa, and how is it assessed?
The Hillsborough County Property Appraiser is an elected official charged with the duty to assess all of the property in the county. The office determines the market value for hundreds of thousands of individual parcels, including commercial and industrial ones.[3] It prepares the tax roll but, in its own words, does not collect taxes or determine tax rates.[3]
The Property Appraiser also maintains current legal descriptions and ownership tax maps of all the real property in the county. Its downtown office is on the 15th floor of the County Center at 601 E. Kennedy Boulevard.[3]
What this means: an assessed value is not a purchase price, and the assessor does not set the rate on the tax bill. If you are underwriting taxes, ask the Property Appraiser or a tax professional who sets each rate and whether a sale could change the assessment. Compare the recorded deed and legal description from the Clerk with the ownership tax map before you rely on a parcel's boundaries.
How does Tampa zone commercial and industrial property?
The City's Land Development Code divides Tampa into zoning districts, and the geographic area where each applies is identified on the City's Official Zoning Map.[7] The City's February 2025 public draft of its Land Development Code assessment describes the CG: Commercial General district as the City's general commercial district, allowing a wide variety of retail and other commercial uses, and says the CI: Commercial Intensive district allows most of the retail and commercial uses allowed in CG.[8] It describes the IG: Industrial General district as providing lands for light manufacturing, wholesaling, warehousing, assembly or product processing, heavy equipment, and vehicular repairs.[8]
That wording comes from a draft assessment, and the code may have been amended since. For a warehouse, a small commercial building or an office building, the district on the parcel decides which description applies, so look the parcel up on the Official Zoning Map and ask City zoning staff to confirm it in writing. The districts, the rezoning path and the water process are set out on the commercial land in Tampa page.
How do flood zones and impact fees affect a Tampa purchase?
The City of Tampa says flood zones are geographic areas the Federal Emergency Management Agency has defined according to varying levels of flood risk, depicted on a community's Flood Insurance Rate Map. Its flood information page lists Code Section 5-121, Flood Resistant Development.[4]
For new construction or redevelopment, a City notice posted September 17, 2025 says the Multi-Modal Transportation Impact Fee was last updated in 1989 and that fees are typically paid when a building permit is issued.[5] The same notice says Florida law limits local governments to raising impact fees once every four years and caps increases at 50%.[5] The City's mobility fee calculator page says its estimates are for planning purposes only and final determinations are made at permitting.[6] Our October 2026 research did not find a current fee rate on a page we could verify, so this page prints none.
What this means: if a property for sale includes vacant land or a building you want to enlarge, ask the City what fee would be assessed at permitting. Ask the seller whether the parcel has been through any Flood Resistant Development review, and check its flood zone before you close.
